I talk about these three books in my blog (link on my bio), as well as the importance of reading every day to achieve financial independence. There are a lot of great books out there, but when people ask me which ones to start with I suggest these three. The Strategies may differ but they give readers opportunities to choose their own path to financial freedom. Rich Dad Poor Dad by Robert Kiyosaki for me, was the first book that connected how we can make money while we sleep. it also bluntly points out the differences between how the rich & the poor think about money, which you may find glaringly similar to how you used to think. It is widely regarded as one of the best books to learn passive investing and life beyond 9-to-5 work. While Rich Dad Poor Dad is known by most investors the foundation for learning passive income, Set For Life by Scott Trench lays out real actionable steps to achieve it within 10 years. Some may argue that it is geared toward younger audience but I found anyone could benefit. Personally I am going to make both of my boys read this before they go to college. The Total Money Makeover by Dave Ramsey” opened my eyes to spending only on what we value and stop trying to keep up with the Joneses. It showed how prevalent debt is in our society and accepted as ”normal.” (spoiler, it’s not normal-it’s freaking weird how we all accept ”stupid debt”). Ramsey is more risk adverse than other authors on this list and he would despise Kiyosaki’s strategy using leverage (debt) to your advantage. But I found Ramsey essential for people limited in financial literacy and in need of a good kick in the a#& to turn things around. Its also great at helping people find money within their budget rather than waiting for a raise. While I believe these three books have great value and will help anyone achieve financial freedom the wildcard is still you. You must still be intentional and disciplined enough to follow up the ideas & strategies with real action. I don’t think I’ve done a proper introduction but I figured it’s time since I've gotten so many new followers! 👇 . I’m 33 years old and married to a great woman. We live in Washington state and both work full time. I work in the food industry and she has her own nail shop. I started this account for 3 primary reasons: . 1️⃣To stay accountable during my financial journey 2️⃣To help and motivate others during their journey 3️⃣Communicate with like minded people . My parents weren't good with finances and I didn’t learn about personal finance until my late 20’s. I spent years over spending on stuff that I couldn’t afford but wanted instant gratification. I acquired $110K in debt across credit cards, personal loans, student loans, and auto loans. I decided that I didn’t want to struggle like my mom or work at a job I didn’t enjoy for the next 35 years. So in 2017, I decided to change my mindset towards finances and saying NO. I also found Dave Ramsey’s channel and started to follow his steps. I will admit that I do Dave-ish but I use that as a foundation with some custom tweaks. . I have paid off $72,000 so far and hope to finish off the rest this year. Here are 4 things that you may not have known about me: . 1️⃣I have been skydiving 3 times and plan to go at least 1 more time. 2️⃣I have been to 5 countries including Canada, Mexico, Chile, Argentina and Vietnam. Have a lot more on my list. 3️⃣I love all kinds of music from 80’s hair bands to 90’s hip hop to Bruno Mars 4️⃣I enjoy being active including weight lifting, hiking, mountain biking, swimming, kayaking, camping and racing. . Quick story: At some point in the past, I needed to open an IRA account and had no idea what do. When I called the company, not only did they guide me step by step on how to open an account but also helped my find a target date fund based on my “expected” retirement age to invest my money in. . Actually at this time Dallas wasn’t even a discussion yet We recently got asked what do we like most about Dallas and the first thing we said was don’t compare it to NY- the food, music, and culture is all different but that’s not necessarily a bad thing. What we’ve like the most about Dallas is the growth we’ve had individually and together We always say that if we didn’t leave NY, we don’t feel we would be where we are today because we were comfortable and there was no need to change. Dallas allowed us to see a different way of thinking and living. Now, don’t get it twisted Jhany would move back to NY in the future (Tony ain’t having it) but Dallas has treated as well also. When I first started #financialindependence journey with paying off debt I thought 152k was a ton of money. Little did I know I had already seen close to that amount go through my hands and bank account in my working life time. Based off ssa.gov earnings report I had earned about $118,654 of reported income in my lifetime. This number was mind blowing to me because I had absolutely nothing to show for it. First week of April Check-in! How’d your week go? • • • Hola!! Here are my numbers from the first week of April. The goal is to post every week to hold myself accountable & show you how important it is to track (and REVIEW) your spending. The thing that killed my bank account was the $902 I spent on travel. I had to buy a plane ticket from Japan to the States ASAP due to the coronavirus outbreak. Honestly, I felt like I was safer in Japan, considering the fact that I was in a house all myself, no one coming in or out, but my family was worried & I didn’t want them to close the borders making me unable to leave. Let’s talk about rent. I live in a one bedroom I that costs $2,200 a month. After splitting it with my boyfriend, it costs me $1,100 (plus utilities) to live in. The average rent in my area for a one bedroom is $3,500 which makes the $2,200 more appealing. Is it a spacious? If 300 square ft is spacious to you, sure (for most people no). Is it worth the price? For me, yes. Does my only real window look onto the trash area? Yes. Do I have a train station 2 minutes away with major train lines going all around the city? Yes. These are the types of sacrifices I make to live in the city and as a city-loving person in my 20s, I am more than happy to make them.

Here is another post that combines what I’ve learned through travel and preparing for the cruising life. ⛵️ Methods for saving/reusing water: When I was in Sicily for a whole summer in my early teens, I learned a lot about conserving water. Clothes were washed by hand and toilets were flushed using buckets filled with already used water (from brushing your teeth or washing dishes). We never flushed using the handle/pull cord. Every sink had a plastic container in it so that nothing went down the drain....it was recycled by pouring it into the bathroom bucket, which was then used for flushing. I plan on doing most/all of this on the #sailboat ⛵️ There has always been limited water in Sicily and people had their own water storage tanks in their homes/attics/backyards so that when the town allowed water to go through the pipes (to be delivered to the homes) people can fill up their tanks (and buckets and pots and pans and everything else) because they never knew when the next round of water would be delivered. It’s improved in Sicily nowadays but there still are some limitations on water. Here is what I learned and what daily life was like...similar to what being on a ⛵️ will be like: - Use plastic containers inside your sinks so that NOTHING goes down the drain. - Reuse any water that’s used for rinsing veggies or beans and reuse it to wash dishes with very little dish-soap (so that less rinse 💧 is needed) - Dump that sudsy water into a bucket in your bathroom. (That water can now be used to “flush” the toilet.) - How much water do you need? Well, the calculation used for liveaboards ⛵️ is 1 gallon per person per day!!! 💧 Remember, when brushing one’s teeth, very little water was used and the small plastic container in that sink was also emptied into the bathroom bucket (for future toilet flushes). A sinking fund is when you have an expected expense - car insurance payment, or new appliances, etc. An emergency fund is to weather unexpected life events - job loss, an illness, etc. How many sinking funds do you have? I can’t decide whether time is moving ridiculously slowly or super fast. Normally around this time I start looking back at the goals I set for the year to see where I’m at. Many have asked who I invest with. I love low cost index funds so @vanguardgroup is my top choice. I will have another post later to explain why I love Vanguard so much. Here is my 5 year investing goal. That combined with my real estate portfolio, I’m on track to hit $1m net worth around age 30. 6-7% is the average annual market return. Some years, less. Other years are better like 10%. But historically on average, it is around 6-7%. As always, the key to wealth is to invest early and often and to stay the course! 7kg (15.5lb) of butternut pumpkin from Mum’s backyard today. The plants started as random compost surprises, sprouting from the heap. They were replanted and have thrived! Some homegrown veggies for our isolation meals.

Did anyone else buy during the dip? I’m not sure we are out of the woods yet, but it was always my plan to put some extra cash to work during a dip and I am happy that I stuck with the plan. We have enjoyed an incredible bull market that makes it easy to say “I’ll keep investing and not panic when there is a sell off.” When it actually happens and there is panic on social and mainstream media it makes it incredibly difficult. What a joke! I was seeing this ad a lot last fall. Every time I opened Instagram I would see this ad for a heloc. It’s so frustrating to see advertisements like this. Let’s overlay our 4-6% interest rate home equity line of credit over an image of a family going on a camping adventure. Are they suggesting we use a heloc (debt against our home equity) to buy one of THE worst depreciating “assets” available? Sadly people actually do this! Home equity is one of the core ways the average American builds wealth. These ads are insanely bad advice. Just think if you would have done this 6-months ago... then the COVID Recession hits.
